ALTA/NSPS SURVEYS

One of the most comprehensive surveys conducted, fulfilling requirements proposed by the American Land Title Association and the National Society of Professional Surveyors; the ALTA/NSPS Survey incorporates elements of the Boundary Survey, Mortgage Survey, and Topographic Survey.

AS-BUILT SURVEYS

Also known as Physical Surveys, As-Built Surveys show the property “as it is built” at a particular point in time throughout the duration of a construction project. They may be done upon completion, serving as a close-out document ensuring that the work authorized was completed in compliance with all plans, standards and regulations.

BOUNDARY SURVEYS

Also known as Residential Surveys, Corners Located, or Property Surveys. Boundary Surveys are required before buying, subdividing, improving, or building on land. Surveying the parcel ensures the expense and frustration of defending a lawsuit, moving a building, or resolving a boundary dispute, can be avoided.

EASEMENTS

Easements most commonly include power easements, ingress/egress easements (which provide pedestrian and/or vehicular access), etc. It’s important to find out about easements prior to purchasing, because they may affect the value of your property.

HYDROGRAPHIC & BATHYMETRIC SURVEYS

Hydrographic Surveys measure and describe elements affecting marine construction and navigation, offshore oil exploration, drilling, dredging, and more. Bathymetric Surveys allow us to measure depth as well as map underwater features of a body of water.

LEGAL DESCRIPTIONS

Legal Descriptions (or Property Descriptions) describe a specified tract of land. This information identifies the property, details the recorded lot within subdivision, and/or describes any irregularities of the land.

MORTGAGE SURVEYS

A Mortgage Survey, typically requested by a title insurance company, provides legal guarantees against future ownership issues with the land inquired, providing clearly defined property lines, noting any and all buildings, fences, sheds, easements, building setbacks, natural landmarks, and more.

TOPOGRAPHIC & LANDSCAPE SURVEYS

A 3D map of a 3D property, showing all natural and man-made features and developments. A topo surveys all surface features of a property, and depicts all natural features and elevations.
